Successful Commercial Tenant Representation

Philadelphia real estate lawyer, Thomas Kenny, represented three commercial tenants today in Philadelphia Landlord/Tenant Court against our clients’ landlord. The stakes were very high, with the first tenant being sued for $233,534.69. Mr. Kenny won a judgment for our first client and gained a $15,000 judgment on a counter claim. The second tenant was being sued for $243,001.63. Mr. Kenny won a judgment for our second client as well, and won a counterclaim for $2,952.31. The third tenant was being sued for $103,608.81 and $35,729.07, respectively, and the landlord was only able to recover $29,508.65 and $9,152.99, respectively. The final scorecard reads: the landlord tried to get $615,874.20 in inappropriate fees and only received $38,661.64 in results. Not to mention the fact that the tenants won an additional $17,952.31, which comes out to a savings of $595,164.87. Commercial landlords owe a duty to draft a correct lease and impose only those charges that are lawful and within the language of the lease. When the landlord doesn’t follow the rules, then results like this can happen.
